Welcome. Firstly, in case you didn’t already figure it out, we are not an estate agent. We are just here to put potential property buyers in contact with sellers.

We are a free service used by private individuals to sell their property….people that want to avoid using an estate agent. We are not an estate agent and we are not a Rightmove or Zoopla type company.

What type of person would be interested in selling their property on Estate Agents Suck (EAS)? First of all, it’s free service. What’s not to love about that! We think that estate agents suck, hence the name. Any person selling their property is a potential user of EAS.

  • Are you on a budget? Do you want to save money?
  • Do you want to avoid using an estate agent to find a buyer for your property?

It maybe that the occasional estate agent uploads a property to the site but in the most part we are shaking up the way things are done, helping people save money by putting buyers in touch with sellers. It’s what the internet was created for!

Communicate with sellers directly

If a visitor to our website is interested in your property, they are invited to enquire using the ‘contact form’ below your property details. All enquiries for your property are forwarded to you at the email address you registered on your EAS account. Before enquiries are forwarded, we filter for spam/junk, estate agents trying to get you to employ them, those companies trying to buy your house at 30% of the market value and any other crap enquiries we see. We don’t communicate with the person that has enquired and don’t have the time to Sherlock Holmes each enquiry, so there is the chance the odd ‘tyre kicker’ will get through.

That’s it…well that’s where our involvement ends. After the initial contact, we expect you to crack on and communicate directly with the person interested in buying your property…..all we do is facilitate the introduction. We don’t charge a fee, we don’t get commission.

If you arrange to view a property, it is very important to note that no representative of EAS will be there. Just like if you were going to meet any stranger – TAKE PRECAUTIONS! Don’t go to the property viewing alone! You don’t know this person that is interested in your property and we do not security check potential buyers. We insist you read our viewing guidelines via the link below. Think safety first! We don’t want to be alarmist but there are a small minority weirdos in the world so read the viewing guidelines.

Once your property is sold, log back in to your account and mark it as SOLD. Simple eh.

If you like the service, then we ask that you consider a donation. There is no obligation, it is not a fee. We have to pay for the upkeep of the site and keep the lights on, so a donation helps us keep the project going. Think of the money you have saved finding a buyer using our website.

Already using an estate agent? List your property with us anyway?

If you have already enlisted the services of an estate agent, you could think about listing with EAS anyway and try to sell with not commission to pay but at the same time keep the estate agent working on your behalf in case they discover a buyer. Before you do this, read on…

What type of agreement do you have with the estate agent?

The agreement you signed with the estate agent could be on the basis of a ‘sole agency’ agreement, or the agent may have ‘sole selling rights’, depending on the contract type. Both of these terms must be explained in writing if they are used in a contract.

Sole selling rights means that the estate agent will have the exclusive right to sell your property and you will still have to pay the estate agent even if you find a buyer yourself.

A sole agency is still only using one agent, but if you find a buyer yourself you don’t have to pay commission to the estate agent. A sole agency agreement should be agreed for a specific period of time.

If you appoint two estate agents to act together for you in selling the property, this is known as ‘joint agency’ or ‘joint sole agency’. A joint sole agency contract is where the estate agents involved share the commission when the property is sold regardless of which estate agent actually finds the buyer. The commission is usually higher for this type of arrangement.

If you appoint more than two estate agents on a ‘multiple agency’ basis, only the estate agent who sells the property will be entitled to the commission.

Of course, the estate agent contacts are in contrast to Estate Agents as we do not have a contract for you to sign, it’s a free service. We ask you to agree to our Terms & Conditions when you sign up but this is standard stuff about you not abusing the website or using abusive language.
